One of the best ways to get started investing in real estate is to buy a house in college and rent out the other rooms to roommates. One of my best friends did this – he bought a 4 bedroom house his freshman year and rented out 3 of the rooms. The rent from the roommates covered the rent and all the expenses, and he was able to pocket a small profit each month. By the time he graduated college, he had two rentals and a house for himself.
There are various ways students can earn money to at least generate their own pocket-money. We have already written a few posts about this in the past. So this post is a round-up of some of the old, as well as new methods you can earn money online while studying. This does not apply only to students, but also to house wives or other unemployed people who want to earn some money.

These following work ideas are where the true income potential is! This is because you can partake in any of these income streams from anywhere with an internet connection. Even better, you can use your technical skills and these projects to build your portfolio and potentially turn into a long-term income stream that lasts well beyond your college years.
Whether you're looking to cash in on your mint-condition Pokemon cards or you have a gently used Coach purse you're ready to send to a new home, selling new or like-new items on eBay can be a great way to bring in some extra cash (or in the case of those Pokemon cards, A LOT of extra cash). You can trade in your collectibles, clothes, shoes, and jewelry for relatively speedy dough. You can also sell your own creations, like homemade jewelry; who knows—you might end up an entrepreneur! But you definitely need to familiarize yourself with eBay’s terms of use and the whole online auction process, with things like shipping and handling costs, buyer feedback, and more.

But you can also lose them just as easily if you aren’t careful. Hence, it is not something for those who aren’t willing to take risks. If you have anything you don't use anymore, and it's too large to sell online, Craigslist should be your go-to place to sell stuff. In college, you may want to sell all your furniture before moving home from school at the end of the year. Depending on what you own, a few $100 might be better than storing it or transporting it back with you. It's easy to setup a listing and sell anything on Craigslist.
Direct sales — Last but not least, direct sales can be a great way to make some extra money as a college student. These companies often have minimum sales goals, but a lot of them are very doable minimums every three or six months, so the burden isn’t too heavy even when you’ve got a busy semester. The key is to find a direct sales company selling something you absolutely love, can afford, and want to share. The good news is that there are tons and tons of direct sales companies, so you can go into it selling just about anything. Stella & Dot is one of my favorites.

Do you have a great idea for a product but don't know the best way to go about creating it? Well, you could submit your idea to Quirky. They'll screen your idea, and if they like it, they'll either develop it themselves or in partnership with a major brand. In the end, you'll get a cut of all the sales from the final product. For some inventors, this has only earned them $1,000s, but others have earned $100,000s through the platform.
Online “gigging” — Like freelancing but for one-off tasks as opposed to ongoing work, these sites let you offer individual “gigs” for people looking for a particular task. You won’t make as much money as you would with freelancing, but using these gig sites also gives you some work without requiring the commitment of running a freelance business. Check out sites like Fiverr, Upwork, and People Per Hour for ideas of what you could do.
Beyond selling notes, most college students write papers…lots and lots of papers. Don't let these assignments go to waste. There are services that will buy your old college papers. For example, you could look at GradeSaver. This services allow you to sell your old essays and get anywhere from $15 to $100 for them. If you're writing multiple papers per semester, this could be a great little side income.

Similar to investing, peer-to-peer lending is where you loan money to someone else, and they pay you back with interest. The great thing about peer-to-peer lending is that you can lend as little as $25, and your loan will get bundled into a bigger loan for the borrower. Each month, they'll pay you back principal and interest. You can snowball this initial investment into many investments because you get your principal back as well each month. You can apply for online internship for content writing, proof reading and designing. There are people looking for candidates just like you and these are not very technical fields so you can easily do these things after college hours and make money while doing something you enjoy. Keep looking for internships on various websites and look for 'freelancer' option. Clear things out about your timing and number of articles or designs with the employer before starting the work.
If you're crafty, you should consider selling your stuff on Etsy. Etsy is designed for handmade goods – including stationary, greeting cards, household crafts, and more. The great thing about creating these types of products is that you can do it in your spare time, on nights and weekends. And creating many of these products doesn't take up much space – so it can be dorm room friendly. Don't think there's much money in selling on Etsy? Well, this teenager paid for her college by selling crafts online.
If you're an artist and have a knack for graphic design, you could do online design work for websites and businesses. This could be everything from making small graphics for advertisements to full site redesigns. To get started, check out a site like 99Designs, where you can enter design competitions and if you're selected as the winner, you get paid.
